Meaning of Demise
conveyance or transfer of an estate either in fee, for life or for years. See Gilmore v Hamilton, 83 Ind. 196.The term denotes something more than the mere letting or a lease. It embraces a fee, importing an agreement between the landlord and the tenant of implied covenants on the part of the lessor of good right and title to make the lease and an implied covenant of quiet enjoyment. See Mershon v Williams, 44 A. 211, 63 N.J.L. 398. : Throw or pull down; to raze; to destroy the fabric of; to pull to pieces. Gar- liner v Glicken, 196 N. Y.S.2d 784, 23 Misc.2d 170.
Demise Alternative Definition
(1) A conveyance, either in fee for life or for years. A lease or conveyance for a term of years. According to Chief Justice Gibson, the term strictly denotes a postliumous grant, and no more. 5 Whart. (Pa.) 278. See 4 Bing. N. C. 678; 2 Bouv. Inst, note 1774 et seq. (2) A term nearly synonymous with "death," appropriated in England especially to denote the decease of the king or queen.
